Service Charge & Building Insurance

Information on the owner’s service charge and building insurance.

Service Charge

The services at GJW and the building maintenance and upkeep are paid for by a service charge. This is due twice yearly in January and June but arrangements can be made with the Managing Agents, POD (Contact Lizzie Porter, our Customer Relationship Manager) to pay by 10 monthly standing order instalments. For the protection of all residents and leaseholders, any non-payment is vigorously pursued.

If you think you will have difficulties axing on time, please contact POD before the payment is due to avoid legal proceedings.

Building Insurance

The Service Charge covers the general building insurance elements, including the structure of the building and the common parts. However, as residents, you are responsible for everything within your own flat (including the doors and windows). This includes the plumbing within your flat.

Leaks and other overflows can have a devastating effect on those living below you and may result in significant liability which will not be covered by the building insurance of the block.

You are strongly advised to take out contents insurance, tenant’s improvements insurance for fixtures and fittings and third party liability insurance.

We are all aware of the risk that fire can bring to an apartment building. An automatic fire alarm system is fitted in all apartments and in the common areas. Residents must ensure batteries are replaced as required. Procedures in the event of a fire will be given to all residents on moving in.

Smoking is not permitted in any of the communal areas, corridors, garage or stairways, nor in or around the entrances from the street or the internal light well.

Smoking on balconies is discouraged; care must be taken to ensure debris does not fall into the river, or blow onto a neighbour’s balcony, or otherwise cause a nuisance or annoyance.
